- The most critical step is to hire a good Realtor. They will help you through every step in the process. It's best to consult with them as early in the home-selling process as possible. With a great Real Estate Agent, you will learn best tips and practices to getting your home ready to sell (like this list!), a competitive listing price for your property based on current inventory and local market conditions, what to expect throughout the entire process, and more. - Call your lender to get your mortgage payoff amount. This is not the same as your current balance due.
- Research recently SOLD properties in your neighborhood to help you determine the best pricing strategy for your home. Your Realtor will share the same information and their knowledge on what's currently happening in your area. Together, you can both come to a number that is best for you and your goals. - Once you've hired your Realtor, one of the first things she will do is schedule a professional photographer to take pictures of your home for marketing purposes. In order to put your best foot forward with your listing, you should remove all personal items from your property. This includes personal family photos, religious items, political items, and anything that may prevent potential buyers from imagining themselves living in the home. It's also a great idea to add fresh (neutral) paint and hire a professional carpet cleaner if your flooring needs attention.
