Our first meeting

  • I will walk you through current market trends in your community or neighborhood so that you are aware of what's happening near you right now.
  • I will explain what the process of listing your home includes from beginning to end, from preparing your home to go on the market, all the way through the closing day.
  • I will help you determine a listing price that meets your goals in regards to budgets and timelines. This includes showing you comparable homes currently in your neighborhood market, currently pending homes, and recently sold homes. You will then be able to make an informed decision in determining the best price to get your home sold quickly and as easily as possible
  • We will discuss tips to improve your property to get the best price and sell quickly with as little hassle as possible.
  • I can provide any vendor information requested, if you need a recommendation.

First Steps, Once You've Hired me as your listing agent

  • I will schedule one of my professional photographers  to come take beautiful photos of your home so that it stands out on all of the major real estate websites and WOWs potential buyers! With great listing photos, we'll get more showings scheduled and showings lead to offers!
  • I will list your property on the MLS. The MLS is THE website real estate agents use when seeking homes for their clients. Your MLS property listing will include the beautiful professional photos, a detailed property description, the unique features of your home, and other important details home buyers want to know. Your Seller's Disclosure Notice and property survey will be included in your MLS listing. These are documents that an agent will provide to their buyer when they are considering making an offer on your home. The information included in these documents become part of the consideration the buyer makes when determining the details of their offer. Having this information speeds up the buyers decision making process, enables them to make an informed offer, and helps to protect you, as the seller.
  • Once your home is posted to the MLS, it is automagically shared on the biggest real estate websites where buyers have access to the information. These are sites like Zillow, Realtor.com, and many  more.
  • I will share your property listing on social media, my business website, the Keller Williams national website, on Facebook real estate groups, on printed flyers, as well as having it emailed to my customer database.
  • I will schedule, prepare, and promote at least one Open House for your property, depending on how your listing is performing in regards to the number of showings we are seeing.


Within 2 weeks of your property hitting the market

  • During the first 2 weeks of your home going on the market, I will be monitoring the competition. Our competition is other homes on the market, in your local area, priced similarly, and with similar features as your home.
  • I will also be monitoring the online statistics to see how your listing is performing to potential home buyers. This is invaluable data that helps us navigate any future decisions regarding changes we make on your listing.
  • Each week I will provide you with the online statistics regarding the number of views, where the leads were generated from, etc. Most Realtors don't do this but you're going to love seeing what's happening with your listing!
  • Showings should be in full swing and we're on a roll! At the end of this 2 week period, we'll evaluate our progress, considering all showing feedback, and determine if we need to make any adjustments to help you reach your financial and timeline goals.


The key takeaway here is, your real estate agent shouldn't just list your home on the MLS and be done with it. There are FAR too many agents out there that consider that enough. Proper marketing and oversight is key to selling your home for the best value in the shortest amount of time. There's a lot that goes into properly marketing your property and your Realtor needs to inform you of how they plan to do that for you.

Buyers & Offers

  • My job is to look out for you, my client's, best interest. It's my fiduciary duty as your agent. Within those duties, it's my job to vet potential buyers. This helps you determine how solid the potential buyer is and how likely we will be to making it through closing with this buyer. 
  • When the phone call (or calls) with offer(s) come to me, I will begin negotiations on your behalf to ensure we are maximizing your investment. I will answer any questions you have during this exciting time and guide you through the process. My communication between the buyers agent and you are my top priorities and in regards to my attention, I will be all over this for you!
  • The goal is to get to the best offer to meet your needs, with a buyer that we feel confident in, and begin the next and final steps in selling your home.

Final Steps

  • During these next couple of weeks, I will complete and submit all legally required documentation on your behalf. This will help you remain complaint with local and federal laws and ensure a clean title transfer and reduce any risks of delaying your home's closing.
  • I will schedule a property inspection on your home
  • I will schedule an appraisal on your home
  • I will be in regular contact with all parties including the buyer's agent, lending company, title company, etc. to ensure everything is on schedule.

It's closing day! You've worked so hard for this! I will be with you at closing, representing you and your best interest and answering any questions that you may have. We'll get the deal closed and funded and you'll be on your way to your next chapter!
